A citywide median tells you almost nothing useful about Carlsbad. The city runs from beach cottages to golf course estates to manufactured homes, and the four ZIP codes sit at genuinely different prices. This is the twelve month read, ZIP by ZIP and then community by community, split into detached houses and attached townhomes and condominiums, because mixing those two is how a median ends up describing nothing at all.

Detached medians across the four ZIP codes run from $1,538,000 to $1,925,000.
Before the tables, two things to know
The window is the same everywhere: closed sales from October 3, 2025 through October 2, 2026. Every figure is a median, the middle sale, which is the right tool here because one eight million dollar oceanfront closing would drag an average into fiction. A median is shown only where at least ten homes of that type closed. Below ten, the figure would be a coin toss dressed up as a statistic, so it says too few instead.
The community rows do not add up to the ZIP row, and they are not meant to. Community boundaries overlap, most of all in 92008, where the listed areas carry 408 sales between them against 336 actual sales in the ZIP. A home near the lagoon can sit inside two of these areas at once. Read each community line on its own and do not sum them.
92008: Olde Carlsbad, the Village and the coast
Across the communities we track in 92008, 183 detached homes closed at a median $1,925,000, or $900 per square foot on a typical 2,128 square feet, and 139 attached homes closed at a median $1,159,990, or $719 per square foot. Detached homes here took a median 15 days to sell and attached homes 31.

How these figures are put together
Every figure above is calculated from closed residential sales and closed leases reported to the multiple listing service, from the pull dated October 3, 2026, covering October 3, 2025 through October 2, 2026. Detached means a single family home. Attached means a townhome or a condominium. Other property types, including manufactured homes and multi unit buildings, are counted in neither column, which is why the two columns do not always add to the ZIP total. Medians are taken from the individual sales rather than averaged from community figures. Where the same home closed twice on two listings, it is counted once. A median is shown only where at least ten homes of that type closed. The communities named here are a sample of the more than one hundred and seventy we track, and not every Carlsbad sale sits inside one of them, so the ZIP lines are a broad read rather than a census.
