What happened to the buyers before you
Selling, beating the asking price is the win. Buying, getting under it is. These are the buy-side numbers, and every one of them is in the MLS for anyone to check.
Measured across the 392 buy-side closings where the MLS carries a usable original list price, 2012 to today, of 631 in total. 224 of the 392 closed under it. Two honest caveats. Some of that gap is a price the seller had already cut before we wrote an offer, which is why this says what our buyers paid rather than what we negotiated. Measured instead against the asking price on the day the offer went in, 358 purchases came in a combined $11.3M under. Both numbers are real and we would rather show you both than pick the flattering one.
