Summer arrived and volume dropped, right on cue. Three homes closed in July, the lightest month of the year so far, but pricing power stayed intact. On average, sellers still got their full asking number.

The month's leader was a premium-lot home in Portofino closing at $1.375 million. Even in a slow month, the homes that had a location story to tell still commanded top dollar.

If you're thinking about selling

July and August are traditionally the softest months here. Fewer showings, longer stretches between offers. But quality still sells, the sellers who are prepared and priced right are still closing. If you're weighing whether to list now or wait for fall, we should talk through the trade-offs specific to your home.

OHCC Market Report · June 2026 5 Homes Sold $1.12M Median Price $609 $/Sq Ft 17 Median DOM 100.8% Of List

For the second consecutive month, every closed sale in Ocean Hills finished at $1 million or higher. Five sales in June, all detached, and the standouts made a real statement:

  • A St. Tropez on a premium private lot
  • A large San Remo with owned solar closing at $1.82 million
  • A Delphi-2 on an elevated lot in Portofino

The pattern is consistent with what we've been seeing all year: buyers pay real premiums for privacy, elevation, view, and modern touches (owned solar, updated systems). The bigger detached plans, San Remo, Mystra, Bellagio, Antibes, have their…

OHCC Market Report · May 2026 6 Homes Sold $1.09M Median Price $629 $/Sq Ft 8 Median DOM 100.4% Of List

Six homes closed in May, a low-inventory spring inside the gates, but every single one sold at or near full asking price, and most found their buyer in under two weeks.

The product mix leaned hard toward detached. Standouts:

  • An Andros in Portofino
  • A Milos that sold over asking
  • A larger Mystra with panoramic views closing at $1.325 million

That combination, low competition among sellers, real demand from buyers who are ready to move, is exactly why prepared, well-priced homes are getting the numbers their owners want.

OHCC Market Report · April 2026 11 Homes Sold $1.01M Median Price $641 $/Sq Ft 5 Median DOM 100.1% Of List

April was the fastest month of the year so far. Median days on market dropped to five days. Not five weeks, five days. If you're a buyer, that tells you everything about the current pace.

The month's showstopper was a large San Remo with panoramic views closing at $1.8 million, a real reminder that the upper end of OHCC has serious pull when the home is right. Several Palmas and other single-level plans also moved quickly.

OHCC Market Report · March 2026 10 Homes Sold $1.06M Median Price $607 $/Sq Ft 18 Median DOM 97.3% Of List

March kept steady pace, but the mix shifted. More attached homes changed hands this month, Palmas, Delphis, Athenas, and that pulled the median down a notch from February's spike.

Days on market crept up too. Not by much, but enough to notice: buyers were more selective, more willing to wait for the right home at the right price.

If you're thinking about selling

Priced right, you sell. Priced $50K over comps, you sit, and every week you sit erodes leverage. The market is being picky. Getting the number honest on day one matters more than it did last year.

OHCC Market Report · February 2026 10 Homes Sold $1.19M Median Price $659 $/Sq Ft 11 Median DOM 98.2% Of List

February woke the market up. Ten homes closed, more than double January's pace, and the median jumped to $1.187 million.

Most of what sold was detached, and buyers gravitated hard toward premium locations. The month's headline: a St. Tropez sitting on a cul-de-sac with panoramic views closed at $1.285 million. That single sale did a lot of work pulling the median north.

OHCC Market Report · January 2026 4 Homes Sold $1.06M Median Price $661 $/Sq Ft 14 Median DOM 99.0% Of List

January is always the quietest month behind the OHCC gates, and 2026 was no exception, but the four homes that did close tell a small story about who's buying right now.

One was a Palma with a view of the golf course. Two others were St. Tropez models. Prices held steady, and each of the four sellers walked away with an offer that felt fair.

If you're thinking about selling this spring

The buyers out in January are serious. Fewer showings on your calendar, less noise, but the ones who come walked in on purpose. Homes staged well and priced honestly still find their…
