What La Costa Greens actually is

La Costa’s place name starts with the residential resort that opened in 1965. Greens is the later master-planned chapter on the north-course hillsides, not the custom streets of Olde La Costa and not the gated hilltop of La Costa Ridge. Morrow Development coordinated multiple builders across the Villages of La Costa: Oaks, Greens and Ridge.

Most Greens villages are open single-family streets. Balearas is the gated pocket, and Sol Terra is detached three-story townhome product.

The Presidio is the resident club, with a pool, meeting space and courts. La Costa Preserve open space and walking paths sit at the edge. Alga Norte Community Park and La Costa Town Square handle public recreation and groceries. Carlsbad Unified and San Marcos Unified both serve parts of Greens; confirm attendance by address.

La Costa Greens went up between 2005 and 2012 as a set of named neighborhoods, which is why the homes inside it vary more than the one name suggests.

La Costa Greens went up as one project. Nearly every home here was built inside the same few years, which is why the houses have so much in common and why the price differences come down to the lot and the finish rather than the era.

The homes here were built —. A typical home sold over the last two years was about — square feet, and the range behind that number is the part worth knowing: in a single twelve month stretch, homes here sold anywhere from —.

That is close to a million dollars between the top and the bottom of a single year, in a neighborhood where the homes are much the same age. Size, position and condition are doing all of that work, which is what an automated estimate cannot see.

Nearby: The Presidio, Omni La Costa Resort & Spa, Alga Norte Community Park, La Costa Town Square and La Costa Preserve trails.
