Seven homes closed in Ocean Hills Country Club in August, up from five in July, and the median came in at $1,053,770. The number that matters more is the four in the middle of the tile row: four of August's seven sellers were in escrow within four days of listing. The other three tell a different story, and all seven are in the table below.
Two things happened in August that a single median cannot show. Four homes went pending in four days or less and three of them closed above asking. Three others sat for 28, 33 and 87 days and finished between four and seven percent below the first number they asked for. Ocean Hills is not a fast market or a slow market right now. It is a market that sorts homes into one of those two lanes in the first two weeks, and the lane is set by the first asking price.

Seven sales is a small sample. Month to month movement in the median on a sample this size is mostly which floor plans happened to close, not a change in what an Ocean Hills home is worth. Read the price per square foot and the year to date section before drawing a trend.

Floor plan is our identification; the MLS does not record it. An 1,800 square foot home can be either a St. Tropez or a Costa Smeralda, and we say so rather than guess. Days on market is the listing's count as recorded; a home that came off the market and returned will read lower than the time it actually took to sell.
Two lanes: four days or a month
Sort the seven by what the seller did with the price and the month explains itself.

Five sellers never changed their price. Four of them were pending inside four days and three of those closed above asking. The fifth, 4939 Tilos Way, held $1,100,000 for four weeks and then took $46,230 under it, which is the price of waiting rather than the price of reducing. The two that reduced took 33 and 87 days and finished at 93 percent of their first number, even though both closed within three percent of their final, reduced list price. That last figure is the one that fools people. "99 percent of list" on 4708 Galicia Way is true. It is also $88,500 under the $1,299,000 the seller started at.
The same pattern holds across the whole year. Of the 96 homes that closed in Ocean Hills over the twelve months to August, 63 held their first price and sold in a median of 6 days at 100 percent of asking. The 33 that reduced took a median of 55 days and finished at 93 percent of the original ask. The first two weeks set the lane, and the lane sets the outcome.
4603 Zamora Way carries a recorded original list price of $2,100,000 against a $1,210,000 asking price at closing. That first figure looks like a listing entry error rather than a real reduction, so it is counted in the "held" group at 102.5 percent of the price it was actually marketed at.
A five month flip on Galicia Way
4708 Galicia Way closed twice this year. On March 20 it sold for $865,500 after 65 days and a reduction from $995,000, recorded at 1,720 square feet. On August 19 it sold again for $1,210,500, recorded at 1,800 square feet, after 87 days and a reduction from $1,299,000. That is $345,000 more in five months, and the square footage changed between the two listings, so the second sale is not a clean read on the first. The recorded size and the price both changed, which points to work done between the two sales, and the market paid for that work, but not the full amount asked for it.
Renovated resales are setting the ceiling in Ocean Hills this year. They are also the homes most likely to sit, because the first asking price tends to include the renovator's hope as well as the renovation.
This is now a recognizable segment. 4170 Andros Way closed at $1,800,000 in April and 4863 Marathon Way at $1,820,000 in June, the two highest prices ever recorded in the community. Both are on the largest detached plans, and the Marathon Way home's recorded size grew from 2,808 to 2,990 square feet between its September 2025 and June 2026 sales, which points to work done. If you own an original condition home on the same plan, those two prices are not your comparables. If you own a renovated one, they are the ceiling, and the Galicia Way sale shows the ceiling is negotiable.
The Palma at $832 a foot
4710 Majorca Way, a 1,052 square foot Palma, closed at $875,000 in two days at 102.3 percent of asking. That is $832 per square foot, the third highest price per foot ever recorded in Ocean Hills. It is also a clean repeat sale: the same home, at the same recorded size, closed at $785,000 in August 2024. That is an 11.5 percent gain in two years on a home whose record is not muddied by a remodel.
The small attached plans have been the strongest segment per square foot for the whole year. Over the twelve months to August, ten Palma sales carried a median of $778 per square foot and a median of four days on market. The Bellagio, the largest attached plan, sold ten times at a median of $589 a foot and 30 days. Per square foot, the smallest homes in the community are worth a third more than the largest attached ones. That is not new, but the gap is wider than it was a year ago.
Where the price per foot went, by size

The band that holds most of the volume, 1,700 to 2,099 square feet, is the one band that is slightly softer than a year ago. The two smallest bands are up. This is why the community wide median can read flat while an individual owner's home has moved several percent in either direction. Compare within your plan, not against the community.

The median is identical across the two years, price per foot is up about one percent, and one percent on a sample of 57 is noise. What changed is behaviour. About a quarter fewer homes are trading, and the ones that trade are moving faster and holding their price better. That is a market with less supply and no shortage of buyers, which is a different condition from a market where prices are climbing.

The wider backdrop
Mortgage rates barely moved through August. Freddie Mac's survey put the 30 year fixed at 6.66 percent on August 27, against 6.65 percent the week before and 6.56 percent a year earlier. The Federal Reserve held the federal funds target range at 3.50 to 3.75 percent at its July meeting, with three of twelve voters preferring a quarter point increase. While rates sat in that narrow band, Ocean Hills buyers paid full asking price on four of seven homes and walked past three others until the price came down. The rate backdrop is steady; the sorting is happening inside the community.

Inventory
As of September 15 there are 8 resale homes for sale in Ocean Hills and 10 in escrow. Eight new listings came on in August, against ten in July. At the pace of the last twelve months, 96 closings, that is about one month of supply. Five further Ocean Hills listings are rentals rather than resales, which is worth saying because they are easy to count by mistake.
If you are thinking about selling
The August table is the whole argument. Four sellers priced at the market on day one and were in escrow inside a week at or above asking. Three priced above it, waited a month or more, cut, and still finished well under their first number. Where your home lands depends on its plan and its condition far more than on the community median, and the first asking price decides which lane you are in. If you are thinking about buying
Well priced homes are gone in days and you will not get a discount on them. The negotiating room is in the homes that have been sitting for more than three weeks: in August those closed at 93 percent of their original asking price. Watch the reduced listings, and know the plan you are looking at. A Palma and a Bellagio can be a few hundred feet apart and $300 a square foot apart.

Market terms, explained
Median
The middle sale when all sales are lined up by price. Half sold for more, half for less. It is not the average, and on a small month it moves with the mix of homes rather than with values.
Price per square foot
Sale price divided by the recorded living area. Useful for comparing homes of similar size and plan, misleading across plans, because small homes carry a higher price per foot.
Days on market
Days from listing to accepted offer as recorded on the listing. A home that was withdrawn and relisted can show a low count that understates the real time to sell.
Percent of list
Sale price divided by the asking price at the time of the offer. We also show percent of the original asking price, because a reduced listing can read as 99 percent of list while sitting well under the seller's first number.
Months of supply
Homes for sale divided by the average monthly closing pace. Under three months is generally read as a seller's market.
Mix shift
A change in the community median caused by which floor plans sold, not by what any one home is worth. Most monthly movement in Ocean Hills is mix shift.
