The fall season presents some unique challenges when it comes to selling your property when compared to other seasons. However, don’t be discouraged. Just because you won’t experience the natural boom that exists in spring when it comes to property accusation, doesn’t mean you can’t move your property during the fall season. Being patient is important, though, as well as the following tips.

Top Tips to Sell Your Home Quickly This Fall

Use Property Photos From Other Seasons

While it won’t matter when you’re showing your home in person, consider using photos of your property from other seasons that reveal how amazing your place looks throughout the year as part of your home's online portfolio. Scott McGillivray, who is the host of HGTV show “Income Property” and a successful real estate investor says, “the last thing you want is no leaves on trees or dead grass in photos.”

Don’t Underestimate Landscaping

Speaking of dead grass, don’t forgo landscaping just because the lush season is over. You of course need to remove dead, or dying bushes or flowers. Then, research good ground cover and replant to create a healthy alive looking yard. Consider trees and shrubs from the Mediterranean or a California oak tree, toyon, lilac or sugar bush. You want to use plants that go down deep, root wise, and require little irrigation. If you aren’t sure what plants will work for you, visit a local nursery or have an expert landscaper come out and give you some suggestions. It will be well worth the investment in order to give your yard a little something extra curb appeal wise when compared to neighboring or nearby properties. After you have completed the work and have your yard looking fabulous, take new photos of your property that will highlight how it can look in the fall. This combined with the first tip will ensure buyers know your property looks amazing, year round.

Make Sure Your Property Stands Out

Because the fall buying season is less active, you will have to make sure your property stands out from others. This means, of course, following the tips above with photos and landscaping, but it also includes completing any projects you have been meaning to finish. Take out the honey-do list and get to work! Spruce up the paint, replace worn carpeting, install granite, remodel and update worn spaces in your home.

Now is the time to take your property up a notch. Go through it with the eyes of someone seeing it for the first time. Do the baseboards need a coat of paint? Is that light fixture dated? Get it replaced. All these small improvements will combine to leave a lasting impression on people viewing your home. They might not recognize all the hard work you did, but your property will stand out among the rest, which is the idea.
