Video Transcription of August 2018 Real Estate Market Update
Tyson Lund with the Lund Team here to give you a market update for the Summer as we move from the Summer into the Fall, and to help you set your expectations whether you're buying or selling. If you own a home, and you're considering potentially putting that home on the market, it would be our suggestions to look at the market where you're in, whether what city, what neighborhood, and review your competition with your agent. You really need to understand who your competition is and what's going on.
What we're finding is that some properties that are really, they're stand-up properties that are unique. They maybe are a niche, maybe a big single level with a view, or a unique backyard with great improvements. Those are selling very, very quickly. Other homes that maybe, maybe they're not as unique, they're taking a lot longer to sell. The market time has been increasing recently. So the expectations of people selling property need to shift depending on the nuance of the market where you are and what your competition is.
If you're a home buyer, we're getting a lot of calls. I recently just got an email form someone. They're renting currently, but looking right around $900,000, which in Carlsbad is about the average price. They're looking in Carlsbad, and they're saying, “is now a good time to buy? We're considering within the next three years, looking to buy.” But, they just don't know if that makes sense. And what you want do is, you want to look at the market. We are very positive on the market going forward. We have, right now, a little bit of a slower period going forward in the next months of this year, and it's a great time to pick up a great deal in the buy side.
And, we can kind of help analyze as far as what you're paying in rent: Are you going to stay in the area for a short period of time? Are you going to move out, or you're gonna really drive in roots here? That makes all the difference. So we want to encourage home buyers to ask the right questions, maybe stop into the office, meet with one of the great team members here, and just figure out your individual situation.
Because we're actually seeing a really, really great opportunity to secure a great price, still a wonderfully low rate, historically, and really set roots into North County. Which, quite frankly, other places of the country look here, and they say, wow, this is paradise. So we find today's a great buying opportunity. To sell better, we really need to prep the home.
