71 homes closed in Vista in May at a median of $885,000 and $489 a square foot, the lowest cost per foot of the five cities.
- $489 per square foot, against $540 in Oceanside and $679 in Carlsbad
- The top sale reached $2,145,000, five bedrooms across 3,510 square feet, built in 2016
- Detached homes at a median of $945,000, attached at $553,000
Vista is the only one of these five cities where a typical house still starts with an eight.
Homes closed at 99.4% of the final asking price but 97.7% of the original, and that gap says a fair number of Vista sellers started too high and corrected. 28% cut their price. Over the three months to May, Vista sat 1.1% below the same quarter last year, which is essentially flat.
There was no Fed meeting in May, so these closings sat under the 29 April hold at 3.5 to 3.75 percent, a decision that drew four dissents: one member wanted a cut, three objected to easing language in the statement. Financing got more expensive across the month, not less, with the average 30-year mortgage going from 6.30 percent on 30 April to 6.53 percent on 28 May. Vista's May took 16 days, its slowest of the three months, on 71 closings at a median of $885,000.

If you're thinking about selling
Vista buyers are price sensitive in a way that Encinitas buyers are not, and the two point gap between the original and final asking price is where you can see it. This market will not carry an ambitious starting number for you.
If you're thinking about buying
If your budget is under a million and you want a detached house with some land around it, Vista is the answer more often than anywhere else on this list.
