60 homes closed in June at a median of $868,750, and the typical seller got exactly the final asking price in 14 days.

The typical Vista seller in June got their asking price, in two weeks.
The gap between the original and final asking price narrowed too, 98.4% against 97.7% in May, and only 23% of sellers cut. Fewer homes closed, but the ones that did closed cleanly. Three months to June, Vista was 1.2% below the same period last year, the same flat reading it has held all spring.

June is the month that argues for pricing Vista tightly rather than optimistically. The sellers who did got full price in a fortnight.
If you're thinking about buying
Sixty sales in a month is a thin market, and thin cuts both ways. There is less to choose from, but there is also less competition on any given house than you would meet in Oceanside.
