62 closings, a median of $856,125, and 59.7% of them closed at or above the asking price. That was the highest share Vista recorded in any month of the spring.

Six in ten Vista homes closed at or above asking, and the median still fell.
Those two facts sit together because they measure different things. The share closing at or above asking tells you whether sellers picked the right number. The median tells you what happened to sell. July's Vista sales were smaller and cheaper per foot, so the median came down even as individual sellers did well. On a three month basis Vista was 6.3% below the same period a year ago, the softest reading of the five cities.
The average 30-year mortgage dipped to 6.43 percent the week of 2 July, then climbed to 6.66 percent by the 30th. When the Fed held at 3.5 to 3.75 percent on 29 July, the vote was 9 to 3 and all three dissenters wanted a quarter-point hike, not a cut. Vista got faster while money got more expensive. Homes sold in 13 days, down from 14 in June and 16 in May, and 59.7 percent closed at or above asking, up from 56.7 in June and 49.3 in May and the highest of the five cities in July. The other half of that picture: 37.1 percent of July's sales had taken a price cut first. Priced right, Vista moves. Priced wrong, it waits.

If you're thinking about selling
37% of July's sellers cut before closing, up sharply from 23% in June. Read that alongside the 60% who closed at or above asking and the message is clear. This market pays full price for a correct number and punishes an ambitious one.

Thirteen days is fast, but Vista still has the lowest cost per square foot in North County by a clear margin. The value case here is intact.
