67 homes closed in San Marcos in May at a blended median of $945,000. That single number hides more than it tells, because San Marcos is really two markets.
- Detached homes closed at a median of $1,163,900
- Attached homes closed at a median of $739,273, a gap of more than $400,000
- The top sale reached $2,440,000, four bedrooms across 3,560 square feet, in ten days
The gap between a house and a condo in San Marcos is more than $400,000.
61% of May's sales were detached, and when that share moves the blended median moves with it whether or not anything became more or less expensive. Homes closed at 99.8% of the final asking price and about half at or above it. On the three month view San Marcos was 1.7% above the same quarter last year.
If you're thinking about selling
Price to your half of the market, not to the city median. A San Marcos condo priced against a headline that includes detached houses will sit, and a house priced against one that includes condos leaves money on the table.
If you're thinking about buying
This is a city where the same budget buys very different things. Around $739,000 buys a typical attached home. The typical detached house is more than $400,000 above that. Decide which question you are answering before you start touring.
