75 closings, a median of $915,000, and 23 days on market. San Marcos took longer to sell a home in June than any other city on this list.

  • Median 23 days on market, against 15 in May
  • 37% of sellers cut their price before closing, the highest share anywhere this spring

More than a third of San Marcos sellers cut their price before they found a buyer.

A single month against a single month would tell you San Marcos fell 20% in June. It did not. Last June's median was unusually high at $1,150,000, and comparing one month to a spike produces a number that means nothing. On a three month basis San Marcos was 5.0% below the same quarter last year. Softer, real, and a quarter the size of the headline.

On 17 June the Fed held at 3.5 to 3.75 percent on a 12 to 0 vote, under Chair Kevin Warsh, three weeks into the job. The statement dropped forward guidance, and the median projection for the end of 2026 came in at 3.8 percent, which points at a hike rather than a cut. The average 30-year barely moved, 6.48 percent on 4 June and 6.49 percent on the 25th. San Marcos ran the slowest clock in North County in June at 23 days, and 37.3 percent of the month's sales had taken a price reduction before closing, the highest share of any city in any of these three months.

37% cutting is a signal worth taking seriously. It says the market is disagreeing with a lot of starting prices here. Get the number right at the outset and June's 48% closing at or above asking is available to you too.

If you're thinking about buying

23 days, with a third of sellers having already cut, is the most negotiating room in North County right now. That does not make San Marcos cheap. It makes it a market where a considered offer gets a real conversation.
