The July median came in at $845,000, down $100,000 from May. Detached houses closed at a median of $1,160,000, almost exactly where they were in May. Both of those are true.

The mix changed. The prices barely did.
In May, 61% of San Marcos sales were detached houses. In July it was 50%. Move eleven percent of a month's sales from the $1.16M side to the $702K side and the blended median falls whether or not a single home changed price. The three month figure, which smooths this out, has San Marcos 5.2% below the same period a year ago. That is the honest number, and it is a long way from the 22% drop a raw month against month comparison would hand you.
If you're thinking about selling
July was actually a better month to be a seller than June. More than half of sales closed at or above asking and time on market came back down to 17 days. If you were watching the median and feeling discouraged, you were watching the wrong number.

The attached market in San Marcos is where the value question is most interesting right now, with a typical closing near $702,500 against $1,160,000 for a house.
