151 homes closed in Oceanside in May at a median of $875,000, and 63.6% of them closed at or above the asking price. That was the highest share of any city on this list, in any month of the spring.

Nearly two out of three Oceanside sellers got their asking price or better.
Oceanside closed at 100% of both the final and the original asking price in May, meaning the typical seller did not discount at all. Detached homes ran a median of $950,000 against $671,500 for attached. On the three month view Oceanside sat 4.8% above the same quarter last year, and it has been the steadiest of the five cities all year.
If you're thinking about selling
If your Oceanside home is priced to the recent closed sales, this market is not asking you for a discount. The 17% who cut in May were mostly correcting a starting number rather than responding to a soft market.
If you're thinking about buying
Twelve days, and two thirds going at or above asking, means writing at list price is often the starting position rather than the winning one. Know your ceiling before you walk in the door.
