169 closings at a median of $885,000, and 23 of those homes closed at or above the asking price within three days of hitting the market. That was the most of any city, in any month, this spring.

Twenty three Oceanside homes were spoken for within three days of listing.
Oceanside has now closed at essentially 100% of the final asking price for three months running, with the median holding between $875,000 and $890,000 the whole time. That stability is the story. Over the three months to July it ran 4.2% ahead of the same period a year ago. The one number that moved was price cuts, 29% in July against 17% in May.
If you're thinking about selling
Steady is good for you. You do not need to guess where this market is going over the next 90 days, because it has not gone anywhere over the last 90. Price to the recent closed sales and expect about two weeks.
If you're thinking about buying
The fast ones are genuinely fast. If a well priced Oceanside house comes up in your range, three days is a realistic amount of time to decide, which means the deciding has to happen before you walk in.
