March kept steady pace, but the mix shifted. More attached homes changed hands this month, Palmas, Delphis, Athenas, and that pulled the median down a notch from February's spike.
Days on market crept up too. Not by much, but enough to notice: buyers were more selective, more willing to wait for the right home at the right price.
If you're thinking about selling
Priced right, you sell. Priced $50K over comps, you sit, and every week you sit erodes leverage. The market is being picky. Getting the number honest on day one matters more than it did last year.
If you're thinking about buying
A little more attached inventory came into play, which is good news if you're focused on single-level living and don't need the detached-home premium. Move on the right one when you see it, the market isn't crashing, it's just breathing.
