February woke the market up. Ten homes closed, more than double January's pace, and the median jumped to $1.187 million.
Most of what sold was detached, and buyers gravitated hard toward premium locations. The month's headline: a St. Tropez sitting on a cul-de-sac with panoramic views closed at $1.285 million. That single sale did a lot of work pulling the median north.

If your home is detached or has a view/lot premium, backing to the golf course, sitting on the community rim, a private cul-de-sac spot, this is your window. Buyers were clearly willing to reach.

Competition tightened up quickly. Expect less negotiation room on the best homes, the ones that check the boxes are gone within days.
