45 homes closed in Encinitas in May at a median of $2,147,250. That was the second month running above two million, and it was not the work of one large sale.
- Two sales closed above $5,700,000, at $5,750,000 and $5,700,000
- A $2,265,000 home closed $365,000 above its asking price after four days
- Detached homes closed at a median of $2,699,000, attached at $1,062,500
Encinitas has run roughly 9% ahead of last year for three straight months.
The three months ending in May came in 8.8% above the same quarter a year ago, and that gap has been remarkably steady. May was the slowest of the spring on the clock, though, with a median 21 days on market and 31% of sellers cutting first. Encinitas rewards the right price, not any price.
If you're thinking about selling
The ceiling is high and the tolerance is narrow. Homes closed at 99.3% of the final asking price but only 97.7% of what sellers originally asked, and that two point gap is made up entirely of price cuts. If you start high in Encinitas, the market does not chase you.
If you're thinking about buying
21 days is enough time to see a house twice and get an inspector's opinion, which is more room than Carlsbad or Oceanside gave you in May. Inventory is genuinely thin, with 118 homes active in early August against roughly 44 sales a month.
