46 closings, a median of eight days on market, and a median sale price exactly equal to the final asking price. June was the cleanest month Encinitas has had this year.

The typical Encinitas home sold for exactly what it asked, in eight days.
The median came in at $1,937,500, below May, and that is a mix story rather than a price story: attached homes made up 35% of June's sales at a median of $1,408,750, against 31% in May. On the three month view Encinitas was 9.0% above a year ago, its strongest reading of the spring.
On 17 June the Fed held at 3.5 to 3.75 percent on a 12 to 0 vote, under Chair Kevin Warsh, three weeks into the job. The statement dropped forward guidance, and the median projection for the end of 2026 came in at 3.8 percent, which points at a hike rather than a cut. The average 30-year barely moved, 6.48 percent on 4 June and 6.49 percent on the 25th. Encinitas closed in 8 days in June, its fastest reading of the year, with 56.5 percent at or above asking and only 15.2 percent having taken a price cut. Eight days and full asking price is not a market waiting on the Fed.

If you're thinking about selling
This is the month that shows what correct pricing does in Encinitas. Sellers who set the number properly got it, in eight days, and more than half of them got it or better. The 15% who cut were the exception rather than the pattern.
If you're thinking about buying
Eight days is not enough time to be indecisive. If you are shopping Encinitas seriously, finish the financing conversation before you start looking rather than after you find the house.
