40 homes closed in July, the quietest month of the summer by volume, and the median price per square foot came in at $1,029.
- Median price per square foot reached $1,029, the second month this year above $1,000
- The top sale closed at $5,910,000, six bedrooms across 5,605 square feet
- Homes again closed at 100% of the final asking price, with 52.5% at or above it
A thousand dollars a square foot is now the middle of the Encinitas market, not the top of it.
The blended median was $1,892,750, but only nine of July's 40 sales were attached, the thinnest attached month of the spring, so the per square foot figure does the more honest work here. Encinitas has now printed a median above $1,000 a square foot twice this year, in April and again in July, having done it only twice before in the previous three years. Across the three months to July it ran 6.5% ahead of the same period last year.
If you're thinking about selling
Two months running at exactly full asking price. That is not a market you need to discount into. It is a market where the number you pick is the number you get, so pick it with the recent closed sales in front of you.
If you're thinking about buying
Forty sales in a month across an entire city is not much. With 118 homes active in early August, about 2.7 months of supply, waiting for more choice has not been a strategy that worked in Encinitas this year.
