115 homes closed in Carlsbad in May at a median of $1,400,000. That was below April, and below May a year ago, and on its own neither of those facts tells you much.

  • A $6,275,000 sale in La Costa, five bedrooms across 7,506 square feet, after 106 days on the market
  • One home closed $440,000 above its asking price after eight days
  • 14 homes closed at or above asking within three days of coming to market

Nearly half of everything that closed in Carlsbad in May sold at or above the asking price.

A median moves with what happens to close that month, not only with what things cost. Detached homes closed at a median of $1,755,000 in May and attached homes at $835,000, and 41% of the month's sales were attached. Widen to the full quarter and the picture flattens: the three months ending in May came in 1.3% below the same quarter last year. Carlsbad is not falling. It is holding.

If you're thinking about selling

Homes here closed at 99.3% of the final asking price, and about 44% at or above it. The number that should shape your pricing conversation is the other one: 26% of May's sellers cut before they found a buyer. Priced to the recent closed sales, Carlsbad still moves in under two weeks. Priced hopefully, you fund the discount yourself.

If you're thinking about buying

Twelve days was the median time on market, and 14 homes went at or above asking within three days. If you are waiting for a Carlsbad house to sit, you will mostly be waiting on the ones that were overpriced. Be ready to move on the ones that were not.
