122 closings, and the median jumped to $1,660,000, up $260,000 from May. Before reading that as a one month surge, look at what actually closed.
- 86 of June's 122 sales were detached houses, up from 68 in May
- A $5,025,000 sale in the 92008 beach area
- Three separate sales closed between $260,000 and $355,000 above asking, each within five days
The median rose $260,000 in a month. Detached houses went from 59% of sales to 70%.
That is most of the move right there. Detached homes closed at a median of $1,877,500 in June and attached at $855,000, so the blended figure swings hard when the mix does. On a three month view Carlsbad sat 2.6% above the same quarter a year ago, and that is the number worth carrying around.
If you're thinking about selling
June rewarded sellers who were realistic. Homes closed at 99.5% of the final asking price and 47.5% at or above it. But a third of June's sellers cut their price on the way there, the highest share of the spring. A price cut is not a disaster. Needing one is a decision you made weeks earlier.
If you're thinking about buying
Median time on market crept up to 15 days. In practice that meant the well priced houses were gone in a week and the rest sat. When something good comes up you will not have a long weekend to think about it.
