The first question is: where do you want to live? Depending on your needs, you can narrow your search by county, city or cities, or even neighborhoods. For example, if your dream is to live close to the beach, focus on coastal communities such as Carlsbad or Encinitas. It’s helpful to write down the names or zip codes of target areas or you can create your own map.

Determine a Price Range

After determining where to look for homes for sale, set a budget. Set a minimum and maximum to target homes fitting your lifestyle and that are affordable. A minimum price weeds out properties that don’t meet your needs and a maximum ensures you don’t overburden yourself with an excessive mortgage payment. List House Amenities

Once you select the area and price range, choose the amenities you require. Create a list of “must-have” and a list of “would-be nice” amenities. For example, a must have list may include: 2 bedrooms, 2 bathrooms, and a garage. A would be nice list may include: an attic, an attached garage, and gas appliances. The “must have” list is essential while the “would be nice” criteria are extras.

Choose Community Features

The community features are also important. Choose what you want in the community surrounding the properties. Do you want a gated neighborhood, a community pool, a nearby school, or restaurants within walking distance? Again, choose which features are essential and which are extras.
