What Rancho Carlsbad actually is

Rancho Carlsbad is a 55+ community on the northeast side of Carlsbad, off El Camino Real. The homes are manufactured homes, and the thing that separates this community from most of the age qualified options around here is the ownership: the land comes with the house. Over the last two years, all but a handful of closings here were recorded as a home on its own land with a monthly association assessment, rather than as a coach in a rented space. That distinction is the whole financial difference between Rancho Carlsbad and a land lease park, and it is the first thing we explain to anyone shopping both.

The homes started going up in 1971 and the community kept filling in for decades. Nine in ten were built between 1973 and 2013, so the housing stock is genuinely mixed: original 1970s homes that have been through two or three remodels, and much newer ones on the same streets. The median home that sold here over the last two years was 1,663 square feet, which is a real house rather than a park model.
