What Lakeshore Gardens actually is
Lakeshore Gardens is a gated, age qualified community on the south Carlsbad coast, two blocks from the Pacific and three from the Coaster station, with everyday shopping across the street. For a community where homes trade in the three hundreds, that location is the whole appeal, and there is very little else in Carlsbad that puts you that close to the water for that money.
The catch, and you should understand it before you fall for the location, is that you do not own the ground. Lakeshore Gardens is a land lease community. You buy the home and you rent the space it sits on from the park, which is owned by Lakeshore Gardens Properties L.P. and managed by Birtcher, Anderson and Davis. Your rights as a resident come from California's Mobile Home Residency Law rather than from a homeowners association you vote in.
That changes three things at once. It changes the monthly cost, because space rent is usually larger than the purchase price would lead you to expect. It changes financing, because a home on leased land is not financed the way a house on its own lot is. And it changes resale, because the next buyer inherits whatever the rent has become by then. None of that makes it a bad buy. It makes it a different calculation, and anyone who quotes you a price here without talking about the rent is doing you a disservice.
The homes date from 1970 onward, with nine in ten built between 1972 and 2017 and the median in the mid 1970s. Residents describe a pool, a spa, a clubhouse, a recreation room and a fitness room. The age rule is not a plain 55 and over: the community's own published answer is that one person in the household must be 55 or older, and anyone else must be at least 45.

The median was $325,225 and the range ran from $55,000 to $513,300, a very wide spread for one community and a fair reflection of how much vintage and condition vary. The median time to go under contract was 57 days, across the 21 of those sales that reported one.
This is a buyer's market and we are not going to dress it up. One of those 24 homes closed at or above its asking price. At the time of writing there were 15 homes active, 2 under contract and 8 pending, and 15 active against a pace of 24 sales a year is roughly seven and a half months of supply. In a market that soft you should expect to negotiate, and a seller should expect to be negotiated with.
The pricing evidence says it twice. Of the 24 sales, 10 sellers never changed their asking price and still closed at 90.8% of it, in a median of 30 days. The 13 who reduced took a median of 117 days and closed at 88.7% of their original price. Holding your price helped, but unlike most of Carlsbad it did not get anyone full asking.
Over two years, September 2024 through August 2026, 47 homes closed at a median of $314,900. The median size was 1,440 square feet at $219 a square foot. We use the two year window for size and price per square foot because 24 sales is a thin base for describing a whole community.
Space rent, and why we will not quote you one
Space rent is the largest recurring cost of living here, and it is the one figure we refuse to publish. It is set by the park under the Mobile Home Residency Law, it varies by space and by when the agreement was signed, and it is not recorded anywhere we can verify: not one of the 24 sales in the last twelve months carried a fee figure at all.
You will find numbers for it on directory sites. Do not plan around them. Call the park at 760-438-4069 and ask what the rent is on that specific space, what the increase schedule looks like, and what the agreement says. Then ask us to read the rest of it with you. A home here is a good buy or a bad one depending almost entirely on that conversation, and it takes about ten minutes to have.
