130 homes closed in July, more than any other month of 2026 so far and 26% more than July last year.

Almost half of July's Carlsbad sales closed at or above the asking price.
The median settled at $1,569,500, between May and June, and 99.7% of final list was the strongest sale to list reading of the three months. Price per square foot is the more useful number here because it does not care about the mix, and at $731 it was the highest of the spring. Over the three months to July, Carlsbad ran 2.3% ahead of the same period last year.

Three months, three different medians, one consistent story: well presented Carlsbad homes are closing within a point of asking in about two weeks. What has changed since 2023 is that the buyer checks your work. 29% of July's sellers cut before closing.

There is more choice than a year ago, 130 closings and 214 homes active in the first week of August, but that is still only about two months of supply at the current pace. Good houses continue to go quickly.
